Stages of After-Build Cleaning

After-build cleaning for commercial fit-outs typically follows three stages. We manage each stage in coordination with your principal contractor to fit your programme.

Stage 1: Builder's Clean

Builder's clean is the initial rough clean carried out towards the end of construction, with trades still potentially working on site. It removes the bulk of construction debris: packing materials, off-cuts of materials, adhesive residue and the heaviest deposits of plaster dust. This stage prepares the space for the final clean and allows trades finishing works to access a manageable environment.

We use industrial vacuums with HEPA filters for builder's cleans to contain fine construction dust rather than redistributing it. All debris is removed from the site and disposed of in accordance with your waste management plan.

Stage 2: Sparkle Clean

Sparkle clean is the intensive final clean carried out after all trades have left the site. This stage covers every surface in detail: removing all protective film from new furniture, fixtures and glazing, cleaning all window glass and frames, deep cleaning sanitary ware, cleaning all joinery including inside cupboards and drawers, polishing hard floors and treating new carpets. The result is a space ready for photography, inspection and occupation.

Our sparkle clean teams work methodically from top to bottom, ceiling to floor, so clean surfaces are not re-contaminated by subsequent work above. We check every area on a written handover schedule before signing off completion.

Stage 3: Soft Landing Clean

A soft landing clean takes place immediately before or on the first day of occupation. Staff moving in inevitably bring in soiling, and furniture deliveries and IT fit-out may happen in parallel. This brief final touch-up clean addresses any marks, dust or soiling that occurred between the sparkle clean and occupation. We time it to the agreed move-in date and can work around moving activity where required.

Do You Provide a Handover Certificate?

Yes. On completion of the sparkle clean we provide a written handover confirmation signed by the cleaning supervisor, listing the scope completed, areas cleaned and any exceptions noted. This document forms part of your project completion file and supports the building handover process.
